Our client purchased an old, run-down property in Fife that had been neglected for years. Having previously used CMV Contractors Ltd. for our logistical services she trusted us with the immense project. The estate encompassed a property with five bedrooms, four bathrooms and three large communal spaces, with a two bedroom annex attached, a sizeable garden and fields, and various outbuildings. The client aimed to transform the property and surrounding landscape into a beautiful country estate and utilise every inch.
The condition of the property required a lot of work, with old furniture, dilapidated bathroom and kitchen appliances, worn-out carpets, overgrown weeds, and a general accumulation of waste. The property needed a complete overhaul, involving house clearance, structural changes, garden transformation, and improved infrastructure.
House Clearance: The property had accumulated years of clutter, including old furniture and appliances. The items needed to be completely removed to begin construction works.
Structural changes: CMV Contractors needed to get the property in an ideal position for major contraction by stripping wallpaper and paint off walls, knocking down non-supporting walls to create open spaces, and removing old, decaying carpets. This required specialised expertise in renovation and repairs.
Garden Transformation: The garden was overgrown with weeds, and trees needed to be removed for wood chipping and to create a garden for functions and entertainment. The client envisioned a complete landscaping project to turn the garden into an appealing and functional outdoor space.
Infrastructure Improvement: The property lacked proper drainage systems and had deteriorating paths and patios. Ms Butchart wanted to enhance the property’s functionality by installing a new drainage system and relaying the patio and paths.
Fencing Removal: The property was enclosed by old and damaged fencing, which needed removal to open the space and improve aesthetics.
House Clearance: The project initiated with a thorough house clearance service. This involved removing old furniture, bathroom and kitchen appliances, and general waste to create a clean slate for renovation.
Waste Clearance: After the house clearance, the focus shifted to waste removal, including rubble, wood, metal, and general waste from the property.
Landscaping: The landscaping phase of the project involved clearing weeds, tree removal for wood chipping and the creation of a functional garden and relaying the garden paths and patio.
Repairs and Maintenance: Structural changes, such as stripping wallpaper, knocking down walls, and removing old carpets, required specialized repair and maintenance services to ensure the property met modern standards.
The comprehensive property transformation project addressed the client’s needs by:
· Clearing the property of clutter and waste, making it habitable.
· Modernising the house through structural changes, resulting in an open and contemporary living space.
· Transforming the garden into an attractive and functional outdoor area.
· Improving the property’s infrastructure with a new drainage system and refreshed paths and patios.
· Enhancing the property’s aesthetics and openness by removing old fencing.
The project aimed to restore the property’s value and functionality, whether for resale or personal use, and was successfully executed by providing a range of services, including house clearance, waste clearance, landscaping, and repairs and maintenance.
In summary, CMV’s work made a real difference to the client by providing a one-stop solution for transforming the property from a state of disrepair into a modern, functional, and visually appealing space. Kirkton Barns Country Retreat, Fife, will be open from early next year so you can book a room and see the transformative work of CMV Contractors Ltd.
